Renting Process

1 Application For A Tenancy

Applicants wishing to take up a Tenancy will be required to complete a confidential application form providing personal and financial details. You must provide proof of identity as per the Right to Rent Act of 2013, please contact the office to be advised of suitable identification.

2 Tenancy Agreement

Please note that the granting of the tenancy is subject to contract
The tenancy agreement is a legally binding document between the Landlord and the Tenant. You should read the Agreement carefully and ensure you fully understand it. The Agreement you sign is usually an Assured Shorthold which means you can stay in the property for the period of the Agreement (provided all the obligations are met) The signing of the Tenancy Agreement will take place at our office at: 4 Cambridge Road, Hastings, East Sussex. TN34 1DJ at a mutually acceptable time. If the Landlord wishes to end the tenancy you will be given 2 month’s notice to vacate the premises when the Agreement expires. You can only leave the property at the end of the period stated in the Agreement. If you vacate the property early you will be responsible for the rental payments and utility/council tax bills for the remainder of the period.

3 Rent

All rents are normally payable in advance by standing order and due on the same day of the month.

4 Deposit

The deposit is equivalent of one months rent. Stace & Co Estate Agents are members of the Deposit Protection Service (DPS) where your deposit will be protected. Prescribed Information about the DPS will be in the Tenancy Agreement. The deposit and first months rent are payable to the day of occupation in cash or cleared funds.

5 Utility Supplies And Council Tax

As the tenant you are liable for all services connected to the property: i.e. Electric, Water, Gas, Telephone, Council Tax and T.V. License.

6 Insurance

The Landlord is responsible for insuring the property and any of his contents that are left in the property. You must insure your own belongings, the landlord and Stace & Co Estate Agents will not be liable for any loss suffered by the Tenants whatever the circumstances.
